Vauxhall Sky Gardens

This is just to alert you to something of a must-read post on Lurking About SE11 the gist of which is that the amended design for Vauxhall Sky Gardens was approved by Lambeth on Tuesday evening despite the fact that:

1. The density of the development is three and a half times higher than the Mayor's upper limit for areas of this sort.

2. The Section 106 contribution for public open space, calculated by Lambeth's current formula, geared to historic levels of Lambeth (under) investment in open space and parks, was wholly inadequate to generate the extra 1.6 hectare per 1000 new residents aspired to by the Lambeth Supplementary Planning Document.

3. Neither Kennington Association nor Vauxhall Society had been consulted, contrary to what the Councillors were told in the officers' report.

I'm kind of up for Sky Gardens but this does seem like a very back door way of getting a design approved. Perhaps I'm naive. Maybe it was ever thus. Anyway, read the post here:

I have no idea if that night time picture is the old or the new design. Sorry. This day time pic at the top of the post IS the re-jigged design. More info on the scheme at SkyScraper News:

I guess it is the second image (night time) that was granted planning permission - please find more:
