Today is the last opportunity to visit the public exhibition for Downing's proposed 32 storey, mixed use development at the top of South Lambeth Road comprising student housing and a public leisure centre (with swimming pool).
The company says that "Members of the development team will be on hand to discuss the scheme and you will be able to formally record your feedback. This will all be taken into consideration in advance of submission of a planning application to Lambeth Council this autumn."
The exhibition is at Vauxhall Christian Centre, 105 Tyers Street from 11am to 4pm. If you can't make it, don't despair, Downing has released the exhibition panels in PDF format on its website (embedded below for your convenience)
With it being so close to Vauxhall Park what everyone will want to know about, of course, is its shadow. Here's what they say:
Daylight and sunlight has been considered for the neighbouring residential properties and the proposed scheme will not have any material effect, with only a limited impact on a small number of windows. A comprehensive daylight and sunlight report will be submitted with the planning application.
The shadow impact on Vauxhall Park from the proposed building will be minimised through its slender and tapered design. It will create some additional shadowing in the local area to that already cast by other buildings.
The only additional shadowing over Vauxhall Park will be limited to the afternoon periods during the summer months. Any one area will only be affected for short periods, as the shadow will move as the sun sets.
I think the design is truly awful!

ReplyDeleteHere here. Looks like a complete eyesore. I'm all for decent looking tall buildings but this one truly looks horrendous!

Marketing this as a leisure centre with some student accommodation is completely misleading, this is a 580-student house with a gym. I doubt there will be any extra space in the 9x20m swimming pool for local residents, even pools at Virgin Active are bigger!
Why does it need to go from a half abandoned car park to an over crowded ugly looking 100m building, is there no space for right sized buildings in Vauxhall? I am all for regenerating the area, but it should mean improving it not the opposite.

Looks like this development has taken inspiration from Keybridge House and will be fighting with the Sainsbury's plans for the dubious title of "Most ugly proposed tower".
ReplyDeleteVery concerned about the shadowing impact on Vauxhall Park. It's all very well to say that the impact is limited to evenings, but remember that for those of us with jobs, the evenings are when we can actually _use_ the park.
From an interior design point of view - cycling provision is laughable. I'm currently living in a dorm that houses 480 people. We have larger cycle storage facilities than shown in this building's design, and it is still woefully inadequate, resulting in bikes being chained to any fixed structure within a 50m radius of the building. The roof terraces proposed in this design are not really big enough for the number of people that will be living there... but obviously their size is constrained by the footprint of the building, and the effort made is better than nothing.
However I am very, very happy to see the creation of 5/6/7-bed clusters - showing that some thought has gone in to trying to create slightly more affordable student housing.

ReplyDeleteOh, for goodness sake! Isn't that when people use the park? As for the design - dreadful, boring, unimaginative.
Did anyone notice the coverage in the latest edition of the sycophantic "Weekender"? "Vauxhall to Get New Leisure Centre?", oh yeah, and with the footnote of a 32 story monstrosity. Couldn't we have low-rise buildings bordering the park, or must we blot out any remaining spot of sunshine?
